The Problem

The problem of corroded wall ties has become more and more apparent over the last ten years or so. Indeed it has been found that a surprising number of houses have no wall ties at all.

What is a Wall Tie?
Basically it is a piece of metal, normally galvanized, that is built into the walls holding the inner and outer brickwork together to give stability to the structure. So when the wall ties begin to fail you obviously have a serious problem. Several types of wall ties are used in construction. Butterfly ties simply corrode and break apart, others can expand many times their original thickness causing severe cracking in the walls. Many millions of homes are at risk from this problem.

The Solution

Originally the only solution was to demolish the wall and rebuild it. This was obviously very expensive and inconvenient to the occupants who would normally have to move out of the property whilst this was done.

Today thankfully the problem can be rectified in hours rather than weeks without disturbing the occupants of the house. Firstly the property is surveyed by a trained and approved contractor to assess the seriousness of the problem. Using a metal detector he will locate the existing ties and determine their type, establish the extent of corrosion and whether or not they will have to be removed and/or replaced. A full written report will be available on request.

Avoiding existing ties, a grid pattern is worked out for the installation of the P.A.M. remedial cavity wall tie. Ties should be installed in a diamond configuration as follows:-

  • 900mm apart vertically and horizontally
  • 300mm above ground level
  • 300mm away from window or door frames

A 10mm hole is drilled in the centre of the brick of the outer skin. Upon reaching the cavity the depth gauge on the drill is set to the correct depth for the inner skin to allow for variation in cavity width.The inner skin is drilled and the holes blown out to avoid excess dust. You are now ready to install the P.A.M. remedial cavity wall tie. Pull out tests are done at various intervals and a full 25 year guarantee is issued.

The P.A.M. cavity wall ties are manufactured from grade 303 stainless steel to B.S. 5750 with neoprene expansion sleeves. The neoprene sleeves avoid the problem of bursting or cracking the brickwork. This type of sleeve also enables the P.A.M. tie to be installed in soft brickwork and blockwork.
